
What Happens After You Accept an Offer on Your Birmingham Home
You just accepted an offer on your Birmingham home. Congratulations!
But the work is not done. Between accepted offer and closed deal there are several critical steps. Here is exactly what to expect.
Days 1-3: Opening Escrow and Earnest Money
Within the first few days the buyer's earnest money deposit goes into escrow. This is their good-faith deposit showing they are serious. In Birmingham this is typically 1% to 3% of the purchase price.
This money is yours if the buyer walks away without a valid contractual reason.
Days 3-10: The Home Inspection
The buyer hires a licensed home inspector to examine your property. This is the most common point where deals hit turbulence.
What to expect: The inspector will find things. Every home has them. Do not panic. My job is to help you navigate the repair request strategically. We fix what matters. We negotiate the rest.
Days 10-21: Appraisal
The buyer's lender orders an independent appraisal to confirm your home is worth what they are lending. In a well-priced market with good comparable sales this is usually smooth.
If the appraisal comes in below the purchase price we have options. We can negotiate with the buyer, challenge the appraisal with better comparable data, or find a middle ground. I have navigated this many times.
Days 15-30: Mortgage Processing and Underwriting
The buyer's lender is reviewing everything. Employment verification. Bank statements. Tax returns. The underwriter approves the loan. Kim Skipper on the buyer's side means this process moves smoothly when she is involved.
I stay in communication with all parties to make sure nothing falls through the cracks.
Days 30-45: Final Walkthrough and Closing
The day before or morning of closing the buyer does a final walkthrough to verify the home is in the agreed condition. Then it is closing time.
At the closing table: documents are signed, funds are transferred, and keys are exchanged. Usually takes 60 to 90 minutes. Then you are done.
