Accept That It Is Temporary

This is not your permanent reality. It is a season. Usually 30 to 60 days. Keep that perspective when you are rushing to get everyone out the door for a last-minute showing.

Create a Showing-Ready Routine

Every morning, do a 10-minute sweep. Make all beds. Clear countertops. Clean the bathrooms. Put away shoes and jackets. If you do this every day the house is always 10 minutes from show-ready instead of 2 hours.

Pack Early and Pack Aggressively

Start packing non-essentials the moment you decide to list. Off-season clothes, books, decorations, extra furniture. Get it into storage. Less stuff equals better showing experience and less to manage every day.

Have a Plan for Pets

Pets are wonderful. But buyers are not always pet people. Have a plan for where pets go during showings. Boarding, a neighbor, the car. And make sure all pet smells are eliminated before every showing.

Communicate With Your Agent About Notice

I always aim to give sellers as much notice as possible for showings. But in a competitive spring market sometimes buyers want same-day access. Decide in advance what your minimum notice requirement is and communicate that clearly.

Keep the Kids in the Loop

Kids handle transitions better when they understand what is happening. Age-appropriate explanations, excitement about the new home, and consistent routines go a long way toward keeping everyone calm.
