But only if you handle it correctly. Getting this wrong can cost you thousands of dollars or the deal entirely.
Why Multiple Offers Happen
When a home is priced correctly, prepared well, and marketed aggressively, buyers compete. That competition is exactly what my CPSS is designed to create.
In the Birmingham spring market, well-priced homes in strong school zones regularly attract multiple offers. Especially in Hoover, Vestavia Hills, and Mountain Brook.
The Highest Offer Is Not Always the Best Offer
This surprises most sellers. But it is true every single time.
You need to evaluate each offer on multiple dimensions:
- Price - Obviously important. But not the only thing.
- Financing type - Cash is king. Conventional is strong. FHA and VA require appraisal and additional steps.
- Pre-approval strength - Is the buyer truly qualified or just pre-qualified? There is a big difference.
- Contingencies - Fewer contingencies means fewer ways the deal can fall apart.
- Closing timeline - Does it align with when you need to be out?
- Earnest money amount - Larger earnest money shows stronger commitment.
Your Options When You Have Multiple Offers
Option 1: Accept the Best Offer
If one offer is clearly superior across all dimensions, accept it. Clean and fast.
Option 2: Counter One Offer
If one offer is close but needs adjustments, counter that offer while letting the others know you are in discussions.
Option 3: Call for Highest and Best
Ask all buyers to submit their highest and best offer by a deadline. This creates urgency and often drives prices up. Works well when multiple offers are close in price.
