Home Inspection Secrets Every Birmingham Seller Should Know

Your home inspector is going to find things. Every home has them.

The question is not whether your inspection will turn up issues. The question is how you handle them when they do.

What Inspectors Actually Look For

A home inspector examines far more than light switches:

  • Foundation and structural integrity
  • Roof condition and remaining life
  • HVAC systems and age
  • Plumbing - leaks, water pressure, drainage
  • Electrical - panel, outlets, wiring
  • Attic - insulation, ventilation, signs of moisture
  • Crawl space - moisture, pests, structural supports
  • All windows and doors

In Alabama, inspectors also check carefully for moisture issues given our humid climate.

The 3 Types of Inspection Findings

Type 1: Safety Issues

Non-negotiable. Faulty electrical, gas leaks, major structural problems. These must be addressed. Buyers will not close on a home with safety issues and lenders will not finance it.

Type 2: Significant Defects

Real problems that cost real money. Roof nearing end of life, aging HVAC systems, significant moisture intrusion. Expect buyers to request repairs, credits, or price reductions.

Type 3: Deferred Maintenance

The longest section of every report. Dripping faucets, caulking gaps, minor wood rot, paint chips. Normal wear and tear. Handle the small ones before you list to prevent a long request list later.

What Sellers Should Do Before Listing

Consider a pre-listing inspection. Yes, you pay for it. But you eliminate surprises, you can fix issues on your own timeline and budget, and you signal to buyers that the home is well maintained. A clean inspection commands stronger offers and faster closings.

How to Handle a Buyer's Repair Request Strategically

  • Safety items: Fix them. Non-negotiable.
  • Significant defects: Offer a credit instead of a repair when possible. You control the cost better.
  • Minor items: Pick the reasonable ones to address. Politely decline the list of 47 minor items with a thoughtful counter.
