Before Closing: The Week of Closing Checklist
- Final walkthrough by the buyer - typically day before or morning of closing
- Confirm moving plans are set
- Arrange to leave all keys, garage door openers, appliance manuals, and HOA information
- Contact utility companies to transfer or cancel services on closing date
- Forward mail to your new address
What Happens at the Closing Table
Closing in Alabama typically takes place at a title company or attorney's office. The key players are the seller, the buyer, both agents, and the closing attorney or title officer.
Here is what happens step by step:
- Review the Closing Disclosure - You will review a document showing all financial details. Every credit, deduction, and fee. Review this before closing day. No surprises.
- Sign the Deed - You sign over ownership of the property to the buyer.
- Sign Other Documents - Tax forms, affidavits, and any remaining closing paperwork.
- Funding - The buyer's lender wires funds to the title company. Once received the transaction is funded.
- Recording - The deed is electronically recorded with Jefferson or Shelby County. Once recorded the sale is official.
- Keys Are Exchanged - The home belongs to its new owners.
What You Walk Away With
After all mortgage payoffs, agent commissions, and closing costs are settled, your net proceeds are wired directly to your bank account. Usually same day or next business day.

Most closings take 60 to 90 minutes. If all documents were reviewed in advance and both parties are prepared it can be even faster.
